Finding the Right Spot Is Everything πΊοΈ
The Villages spans three counties and dozens of distinct neighborhoods. Here’s your guide to understanding what makes each area unique β so you can find the one that truly feels like home.
The Villages Is Bigger Than You Think
Most people are surprised to learn that The Villages isn’t just one neighborhood β it’s a master-planned community spanning over 80 square miles across three Florida counties: Sumter, Lake, and Marion.
The community is divided into districts, each containing multiple individual “villages” (smaller neighborhoods). Each district has its own personality, its own proximity to amenities, and its own price points.
As the community has expanded southward over the decades, newer developments tend to be further south, while the original, more established areas are in the north. Both have their loyal fans.
The good news: no matter where you land, you’re still connected to everything by golf cart paths, and still part of the same amazing community.
π‘ First-Timer Tip
When people say “I live in The Villages,” they might live anywhere from Lady Lake in the north to Wildwood or even further south. Here’s what to know before you start exploring:
- North villages are more established, closer to the original town squares, and tend to have smaller, older homes.
- South villages are newer construction, often larger homes, but may require a longer golf cart ride to the main squares.
- Each individual “village” has its own neighborhood recreation center with a pool.
- CDD (Community Development District) fees vary by location and are important to factor into your budget.
- The best way to discover your fit is to visit and spend time in different areas before deciding.
