The Villages is a master-planned, age-restricted community spanning three Florida counties β Sumter, Lake, and Marion. It’s technically a census-designated place, not an incorporated city (though parts of it fall within cities like Wildwood and Lady Lake). Think of it as a self-sustaining town with its own recreation system, town squares, healthcare, shopping, and infrastructure β all managed through Community Development Districts (CDDs). With over 150,000 residents, it’s often called the world’s largest active adult community.
Not exactly. The Villages operates under federal HOPA (Housing for Older Persons Act) rules: at least 80% of occupied homes must have at least one resident aged 55 or older. In practice, this means at least one person in your household needs to be 55+. A spouse or partner under 55 can live there as long as you are 55+. However, persons under 19 years old cannot live there permanently β grandchildren and younger visitors can stay for up to 30 days per year. There are three small “family subdivisions” that are exceptions to this rule, but they don’t have access to Villages amenities.
The Villages covers approximately 80+ square miles across three counties. The community is connected by over 100 miles of golf-cart-legal streets and paths, which is the primary way most residents get around for daily life β errands, dining, visiting friends, going to the town squares, and even getting to golf courses. Most households own at least one golf cart. Cars are still used for trips outside the community (grocery stores, airports, day trips), but many residents report using their car far less than they ever expected.
Yes! Grandchildren and guests of any age are welcome to visit. Guests under 19 can stay for up to 30 days per year β they just can’t live there permanently. Absolutely β and many residents say this! While golf is certainly a big part of the culture, it’s just one of thousands of options. The Villages has over 2,500 clubs and social groups, more than 80 pools, pickleball courts, tennis courts, fitness centers, arts and crafts studios, an 8,000-square-foot woodworking shop, a bowling alley, a library, fishing lakes, walking and biking trails, and free nightly entertainment at the town squares. Many residents who don’t golf are just as busy and happy as those who do. The key is that you’re someone who enjoys being active and social β the specific activities are secondary.
There is no single “typical day” β which is kind of the whole point. A common pattern for active residents might look something like: morning golf or a fitness class, midday lunch at a favorite restaurant near the town square, an afternoon activity like pickleball, a club meeting, or a class at the Lifelong Learning College, and then free live music and dinner at one of the town squares in the evening. Others keep a much more relaxed pace β pool time, socializing with neighbors, reading, gardening. The Villages is built to support whatever pace of retirement you want. You can fill every hour or do absolutely nothing and still find your people.
The Villages has a large and very active singles community. There are dozens of clubs and social groups specifically for single residents β state clubs (where people from the same state gather), singles mixers, activity clubs, and more. Many residents who moved as singles say they were surprised by how quickly they made close friends. The social infrastructure here makes it genuinely easier to build a social life than almost anywhere else.
Yes, genuinely free. All three main town squares β Spanish Springs, Lake Sumter Landing, and Brownwood Paddock Square β host live entertainment every single night of the year, and there’s no admission charge. A fourth square, Sawgrass Grove, has been added for the expanding south. The entertainment ranges from local bands playing classic rock, country, and oldies to organized dancing events and themed festivals. Bigger performances at The Savannah Center (Broadway shows, orchestras, well-known performers) may require tickets, but the nightly town square entertainment is always free.
Not exactly. The Villages doesn’t use traditional HOA fees β instead, residents pay a monthly amenity fee (currently $199/month) and CDD (Community Development District) assessments that appear on the annual tax bill. When a new home is built in The Villages, the developer finances the infrastructure (roads, utilities, amenity infrastructure) through a bond β essentially a long-term loan paid off over 20β30 years through your property tax bill. “Bond paid” means the previous owner paid off this portion of the CDD assessment early. This reduces your ongoing tax bill, which is why it’s advertised as a selling point. However, you’ll still always have the CDD maintenance assessment, which funds ongoing upkeep of common areas and never goes away. Don’t make a decision based solely on whether the bond is paid β the quality and location of the home matter more.
Mostly, yes. Residents can play any of the 41 executive golf courses for free, covered by the monthly amenity fee. If you use your personal golf cart on the course, a small “trail fee” applies. The 12 championship courses have fees to play β similar to green fees at other courses. So free golf is real and substantial, but “unlimited free golf on every course” is a slight simplification. Walking is always free on the executive courses. Most avid golfers find the free executive courses more than satisfying for everyday play.
Short-term vacation rentals (like Airbnb or VRBO) are generally not permitted in The Villages under the community’s deed restrictions. However, longer-term rentals (typically 30+ days) are commonly allowed. Many residents who travel seasonally or split time between homes do rent their Villages property for several months at a time. Always verify the specific restrictions for the exact property you’re considering β rules can vary slightly by neighborhood declaration.
Both have real advantages β it comes down to your priorities. New construction means modern floor plans, the latest features, a builder’s warranty, and the chance to choose your finishes β but higher CDD fees (newer infrastructure bond) and you’ll be in a less established neighborhood that may be further from the main town squares. Resale homes offer more established neighborhoods, often closer to the town squares, sometimes with the bond paid off (lower taxes), and typically more negotiable pricing β but you’re buying someone else’s floor plan and design choices. Many buyers find they tour both and end up surprised by what they prefer. Work with an independent Realtor (not just the developer’s sales team) to see both sides of the market.
For new construction, The Villages has its own sales representatives. However, an independent Realtor can still provide valuable guidance even on new homes β and for resale properties, you absolutely need a buyer’s agent who represents your interests. Honest answer: Central Florida summers are hot and humid. June through September brings temperatures regularly in the 90s with high humidity, afternoon thunderstorms, and a lot of time spent in air conditioning. Many full-time residents adjust by shifting outdoor activities to early morning, heading to the pool in the afternoon, and enjoying evenings outdoors when it cools slightly. Some residents (often called “snowflakes” β the opposite of snowbirds) head north for part of the summer. The community is less crowded in summer, amenity access is just as good, and the rates for a preview visit are lower. It’s worth visiting in summer as well as winter to know exactly what you’re signing up for.
The Villages is centrally located in Florida β about 45 miles northwest of Orlando (roughly an hour’s drive), about 90 minutes from Tampa, and approximately 90 minutes from either the Gulf Coast beaches (like Clearwater and St. Pete) or the Atlantic Coast beaches (Daytona, New Smyrna).
